First published 2025

Nola Trenholm wants to restart her life in New Orleans. She plans to renovate her Creole cottage and launch a murder house flipping business with contractor Beau Ryan, who has psychic abilities and once was her nemesis. After recent supernatural encounters and the return of Beau's sister, they believe his mother's ghost can finally find peace. Nola picks a shotgun house on Esplanade Avenue for her first project. A woman died there and an entire family vanished, but she thinks it will suit Cooper Ravenel perfectly. Cooper broke her heart years ago and has just arrived in town with an angry female spirit following him. The Esplanade house harbors its own ghosts, including one growing more dangerous as he conceals dark secrets. Wet footprints from Beau's mother have reappeared, signaling unfinished business. Spectral threats gather around them, and Nola must persuade Beau to help her before disaster strikes.
